Roseboro Construction Update
Fall & Winter 96

This past summer of '96, after 30 years of dilapidation, the Roseboro Hotel heaved a heavy sigh of relief as the main carrier beam was repaired, new piers and posts installed and the main floor ballroom and lobby were slowly jacked back up into place. The floors are still being raised as they had fallen almost 12 inches when the beam gave way from deteriorated posts under the center of the house. Oley's Construction team of Sharon, NY maneuvered this project.

The
next immediate problem was the roof on the connection between The Howland House wing and
the Rosenberg Hotel wing. The roof was a design nightmare, cobbed together additions and
repairs with no less than three different rooflines in a 16' by 25' area. It was like an
indoor shower during rainy season. In July of '96, the roof of this connection
was torn
off and a new rubberized roof was built to compliment the existing
architecture. True 2' by 6' Hemlock, milled by the Amish community in Nelliston,
NY were
used to match the existing rafters. New gutters were installed at the eaves to eliminate
part of the drainage and water problems which caused most of the Roseboro's deterioration.

The
in-roof or "Yankee Gutters" over the dining room wing (once the old Rosenberg
House) are being completely restored in copper for durability. Not to mention, they look

The
most notable improvement in the Roseboro's facade is the restoration of the massive
wrap-around porches. Approximately 175 linear feet of piazza, 12' wide with graceful Ionic
columns, the broad piazza was cluttered with rocking chairs for the clientele to enjoy
the view and fresh air. As of 1/4/97, the porch project is almost half completed. New roof
areas, rafters, posts, flooring, headers, ceiling, foundation and floor support are almost
completed. The railings and boxes for the columns have been removed for rebuilding.
The Grand front entrance steps, which collapsed years ago, will be rebuilt by the end of
April '97. Oley's Construction of Sharon, NY is doing the incredible Porch Restoration. And
a big thanks to Digger and Eric for working through snow, sleet, rain and dark of night!

Of
course, it wouldn't be real if there weren't a few surprises...as Oley's opened
up part of the exterior corner of the Rosenberg wing building, under the porch roof, they
discovered the entire interior corner post had to be replaced because the roof drain &
downspout had failed for decades! They're closing all this up now as they finish fixing
the offending corner in- roof drain.

Sometime in the spring of the heavy snows of 1994, the kitchen roof of the Roseboro collapsed. Built prior to 1898, the large kitchen's roof rafters were too wide of an expanse to support the structure. The framing and design were structurally inferior and in the fall of '96, the remains of the old Kosher kitchen were hauled away. The 45' smokestack was dismantled and the 6 heavy iron stoves were removed with the debris. None was salvageable. This necessary but dirty and sad task was skillfully performed by Peter Gray's Trucking and Construction of Cobleskill, NY.

General clean-up continues and landscaping plans are many. For now, all this will have to wait until Spring!
